Easy Steps To Building Your New Home

Building your home is a straightforward and rewarding experience when you choose Kaplan. Here are the step by step timelines to our building process so you know what’s involved during the design and pre-construction stage of your new house.

Easy Steps to Kaplan’s Home & Land

What to expect when you’ve accepted the quotation for one of our new home and land packages:

Week 1

Our Capped Price No More To Pay free quote is presented and if accepted then a $1,900 commencement fee is payable. This locks in your quote for 2 Years with not a dollar more to pay. Kaplan will not charge you variations. We use your documents and also do our own homework and research on your land (or home and land packages) before we prepare the quote and present it to you. We don’t charge you for any soil tests, contours or other tender fees because it’s all available through councils and developers up-front and via online builder access portals. Plus our homes are already built to much higher than standard engineering requirements which is also why we have a Lifetime Structural Guarantee. If we miss something or make a mistake, we take accountability for it and we don’t charge our customers like other builders do.

Week 2

Welcome letter is posted to you in the mail.

Week 3

Kaplan will notify developers for authorisation of sale (on exclusive lots). Land sale contract is sent to your solicitor by the developer.

Week 3 to 4

Architectural preliminary plans are completed and emailed to you for your review, along with an invitation should you require a face to face presentation.

Week 4

Land sale contracts are exchanged with land deposit. Land exchange deposits are 10% of land price less the reservation fee (some estates are 5% of land price).

Week 5

The building agreement is finalised and completed by both parties with payment of the 5% amount to lock in the two-year capped price and start time.

Week 6

A colour selection information package is sent out to you in the mail with an invitation to attend Austral bricks for viewing and selecting external colours e.g. bricks, window frame colours, fascia, gutter & roof tiles.

Week 7

Building plans are lodged to the certifier for building approvals, otherwise it is lodged just after land settlement.

Week 8 to 9

Colour selection appointment for internal finishes such as for kitchen, tiles etc plus confirming your external colours is held at our showroom.

Week 10

Your building plans are approved by the certifier (CDC only), DA may take several weeks or more. Stamped and approved plans are sent to you for your lender to issue permission for Kaplan to commence.

Week 11

Your bank or lender issues authority to commence construction letter and we book the excavation start.

Week 12

Purchase orders are finalised and sent to all suppliers and trades.

Week 13 to 14

Excavation commences along with the concrete slab.

Times may vary depending on your specific circumstance e.g. land registration dates and changes you may request or your availability to attend scheduled appointments. For example, the quicker you are with making decisions, selections and working with your bank, the faster we are with getting your home started on site. We can actually start within 6-8 weeks if you can keep up 🙂
