Easy Steps To Building Your New Home

Building your home is a straightforward and rewarding experience when you choose Kaplan. Here are the step by step timelines to our building process so you know what’s involved during the design and pre-construction stage of your new house.

Easy Steps to Building On Your New Land

What to expect when you’ve accepted the quotation for us to build on land you already own:

Week 1

Quotation accepted and you are welcomed to the Kaplan family by approving the quote & payment of the $1,900 Preliminary Plans fee.
Your Project Co-ordinator will give you a call and you will also receive a welcome letter.

Week 2

HIA Preliminary Works Agreement to authorise via Docusign is issued. You will also receive a Preliminary Works invoice.

Week 3

Architectural plans will be sent for your review, along with an invitation should you require a face-to-face presentation.

Week 4

The HIA Preliminary Works Agreement is completed by both parties with payment of the invoice amount to enable administration departments to order contour survey, engineering & geotechnical reports, BASIX and CDC/DA lodgement application after land registration.

Week 5

A colour selection information package will be sent out to you in the mail with an invitation to attend the brick yard showroom for viewing and selection of external colours e.g. bricks, window frame colours, fascia, gutter & roof tiles.

Week 6

After you have attended an external selection appointment, you will be invited to an internal colour selection appointment for internal finishes e.g. kitchen, tiles etc at Kaplan’s Grange Showroom.

Week 7

Once your land has registered, you will receive a HIA Building Agreement to authorise via Docusign. Authorisation of the Building Agreement will secure your 365-day capped price offer and will also secure your scheduled construction commencement date.

Week 8

Your building plans will be lodged to the certifier for building approval.

Week 9

Once your building plans are approved by the certifier (CDC only) – DA may take several weeks or more – stamped and approved plans are sent to you for your lender to issue permission for Kaplan to commence via an Authority To Commence Construction letter.

Week 10

Purchase orders are finalised and sent to all suppliers and trades and we will then book the excavation start.

Weeks 11 to 12

Excavation will commence with site levelling, concrete piering and concrete slab poured soon after.

Note: Please be advised that this is an approximate guideline only. Times may vary depending on your specific circumstance e.g. land registration dates and changes you may request or your availability to attend scheduled appointments. For example, the quicker you are with making decisions, selections and working with your bank, the faster we are with getting your home started on site. We can actually start within 6-8 weeks if you can keep up 🙂
