It’s our promise that your home has been designed and built with care, quality, and long-term durability at its core.

What Is a Lifetime Structural Guarantee?

Our Lifetime Structural Guarantee provides long-term peace of mind by protecting the essential structural components of your home — the elements that keep it safe, stable, and standing strong over time.

This guarantee sits in addition to your rights under the Australian Consumer Law and relevant home building legislation, including:

• A two-year statutory warranty for non-major defects
• A six-year statutory warranty for major defects

The Lifetime Structural Guarantee applies to the original owner named on the Building Agreement and is not transferable.

What’s Covered in a Kaplan Home?

The structure of your home is what truly matters. Our Lifetime Structural Guarantee covers the critical structural elements that form the backbone of your build, including:

• Concrete slab, footings, and piers
• Structural wall and roof framing
• Roof trusses
• Load-bearing brickwork

Coverage applies where a major structural failure occurs as a result of defective design or construction. This includes situations where:

• A structural defect makes part or all of the home unsuitable for its intended use
• Structural Physical damage occurs to the home
• The structural defect presents a risk to the home’s structural stability

If a qualifying structural failure occurs, Kaplan Homes will rectify the issue at no cost, subject to the terms of the guarantee.

This means your home isn’t just built to look good — it’s built to perform for the long term.

What Isn’t Covered?

While our Lifetime Structural Guarantee provides lasting reassurance, some exclusions do apply. These are standard across the building industry and help ensure the integrity of the guarantee.

The guarantee does not cover structural issues caused by:

• Renovations, extensions, or structural changes completed after handover
• Work carried out by unauthorised or unqualified trades adjacent to or near our structure
• Natural events such as storms, floods, fire, earthquakes, or extreme weather
• Poor site drainage, landscaping changes, or altered ground conditions
• Pest or termite damage
• Lack of reasonable ongoing maintenance, including plumbing leaks or unchecked tree roots
• Normal wear and tear, minor settlement cracking, or material shrinkage
• Failure to follow the maintenance guidelines provided at handover, including CSIRO foundation care guidance

For these scenarios, appropriate home and building insurance is strongly recommended.
